Groundworks in Co. Dublin
15 businesses offering groundworks across Co. Dublin.
Groundworks is everything that ends up buried: the site strip, the excavation, the foundations, the drainage runs, the service ducts and the sub-floor build-up. It is the least visible stage of any build and the one with the least forgiving relationship to time, because once concrete has gone in and trenches are backfilled, correcting a mistake means undoing finished work above it. Everything measured, levelled and fallen correctly at this stage stays invisible; everything that was not shows up later as a door that will not close, a floor that reads downhill, or a gully that stands full after rain.
The largest single variable is what the ground turns out to be. Foundation depth is settled by what the excavation actually exposes rather than by what the drawing assumed, and soft spots, made ground from a previous structure, a high water table or rock all change the work once the digger is in the hole. This is the honest reason groundworks quotes carry more conditions attached than any other stage of a build, and a price presented as entirely fixed before anything has been opened up is usually either padded or about to be revised. Drainage is the other exacting part: runs need consistent falls, access at changes of direction, and foul and surface water taken to the connection points your local authority actually specifies, which is worth confirming before trenches are closed rather than after.
Before booking, establish exactly where the scope starts and stops, because the boundary between groundworks and the trades that follow is where things get missed. Ask whether removing spoil from site is included, whether imported hardcore and insulation are in the price, who is laying ducts for water, electricity and broadband, and how a variation gets priced if the dig reveals different ground. Extensions are a common driver of this work, and note that the exemption for single-storey extensions was raised to 45 square metres by S.I. 338 of 2026 on 27 July 2026, which changed what many homeowners are planning. Cost follows the volume dug, the cost of getting spoil away, how close a machine can get to the work, and the distance to the connection.

Common questions
Why will nobody give me a fixed price before digging starts?
Because the depth and width of a foundation is decided by what the excavation exposes, and nobody can see through soil. A site that turns out to have been built on before, or that has a soft layer running through it, needs more dig, more concrete and sometimes a different foundation design entirely. The reasonable position is a price based on stated assumptions about ground conditions, with an agreed way of pricing extra depth if it is needed. Get that mechanism in writing rather than relying on goodwill later.
What happens to all the soil that comes out?
It has to go somewhere, and moving it is a real part of the cost rather than an afterthought. Some can often be regraded or used for landscaping on site, which is the cheapest outcome when there is room for it. The rest is loaded and carted away, and the price of that follows the number of loads and how far the tip is. Ask specifically whether removal is in the quote, because a price that quietly excludes it can look competitive and then move a long way.
Should I lay ducts for services I am not connecting yet?
Almost always yes, because a duct laid while the trench is open costs very little compared to breaking up a finished driveway or floor later to run a cable. Empty ducts with a draw cord in them, taken to sensible positions for a future outbuilding, car charger or garden supply, are one of the highest-value decisions available at this stage. Mark on a drawing where they run and where they end, and keep it, because in a few years nobody will remember.
How do I know the drainage was actually laid correctly?
Look at it before it is covered, which is the only convenient time. Falls should be consistent, there should be access at changes of direction so a blockage can be cleared without excavating, and the runs should go where the connection arrangement requires. Photograph the open trenches with a tape in shot and note the depths and directions. That record costs nothing on the day and is the only evidence that exists once the ground is closed.
