Attic Conversion in Co. Cork
13 businesses offering attic conversions across Co. Cork.
An attic conversion is the cheapest floor area a house will ever gain, because the roof and the walls already exist. What decides whether it is straightforward is the roof structure. A traditional cut roof of rafters and purlins usually leaves a usable void. A trussed roof, standard on Irish houses from the 1970s onward, fills the space with webs that cannot simply be cut out, so the structure has to be replaced or supported before there is a room at all. Either way the ceiling joists were sized to hold up a ceiling, not people and furniture, so a new floor structure is part of every honest quote.
Converting the attic internally does not usually require planning permission, since it does not materially affect the external appearance of the house; adding a dormer or raising the ridge does. The Building Regulations apply regardless. Adding a storey to a two-storey house brings fire safety requirements with it: a protected escape route running from the new room, down the stairs and out the front door, fire resisting construction around the stairwell, and self-closing fire doors onto it. The stairs are governed by guidance on pitch, rise, going and headroom, which is why a compliant staircase takes floor area out of the room below and a fold-down ladder does not qualify.
That distinction is worth pinning down before signing anything, because a storage conversion and a habitable room look identical when finished and are not the same thing on paper. Cost follows the roof type, whether a dormer is involved, where the stairs land, and how much fire upgrading the rest of the house needs.

Common questions
Do I need planning permission for an attic conversion?
Usually not for a purely internal conversion, since it does not materially affect the external appearance of the house. Adding a dormer, raising the ridge or otherwise altering the roof profile is a different matter and should be checked with the local authority before you commit. Building Regulations apply either way, and planning permission is not a substitute for complying with them.
Can I call the new room a bedroom?
Only if it is built to the standard required of a habitable room, which mainly means the fire safety and stairs requirements are met. A great many converted attics are properly described as storage rooms rather than bedrooms. It matters at sale time, because a surveyor or a purchaser's solicitor will look for evidence of compliance with the Building Regulations, and the floor area may not be counted otherwise.
Why can I not just use a folding ladder?
Because a habitable room needs a fixed stair that meets the guidance on pitch, rise, going and headroom, and a folding attic ladder does not. This is the requirement people most often underestimate, since a compliant stair has to land somewhere sensible and takes floor area out of the room below it. Where the stairs go is often the first thing a designer works out.
My roof has trusses. Is a conversion still possible?
Yes, but it is a bigger job than converting a cut roof. Truss webs are structural and cannot be removed without replacing the load path, typically with new steel or timber members designed by an engineer. Expect a structural design as part of the process rather than a builder cutting timbers on the day.
